ASSUMPTIONS: Purchase of row attic, making 3 apartments there, renovation, fitout and renting.
ACCOMPLISHMENT: Purchase the attic in old krakows block of flats. Division the 130sqm attic for 3 apartments, renovation and furnihing the apartments for rent. The whole investment was financed from bank credit.

TIMEFRAME: I.2007 - VII.2007
ASSUMPTIONS: find, buy, renovate and sell
ACCOMPLISHMENT: We managed to find good apartment in the premium location in Kazimierz - Jewish district. The purchase and renovation were financed in 95% by the bank. During the process staircase was painted (financed by the community fund).

LOCATION: KRAKÓW CENTRAL
TIMEFRAME: First Stage (purchase, renovation, sale of vacant apartments) VII.2006 - VII.2007. Second Stage the investor has three apartmants with social tenants.
ASSUMPTIONS: Purchase of the block of flats (evaluation of the legal status of each apartment), renovation, sale, renting apartments for social tenants.
RESULT: The project was done for English investors. One apartment was divided in two, which gave 9 apartments in total. 6 were renovated and sold. 3 are rented to social tenants and are owned by investor. The return of invested Capital was aprox. 30% (+3 apartments with social tenants which are worth aprox. 2 mln PLN). ASSUMPTIONS: Find and buy good plot for residencial houses, obtain financing build hauses and sell.
ACCOMPLISHMENT: New partnership was created for this project. The plot was bought from shelholders capital. Investment bank credit agreement was signed. The permission to build was obtained. The agreement with building company was signed.

LOCATION: KRAKÓW - POŁUDNIE
TIMEFRAME: VIII.2006 - VI.2009 ASSUMPTIONS: find and purchase rural plot in Krakow, obtain 1 stage building permission, obtain second stage of building permission, contract building compny and build three houses. Sell houses.
